Vacation Rental Policies
Sandpiper Vacation Rentals strives to provide a seamless rental experience. While we want you to get the most out of your time in your Seaside cottages, adhering to our regulations and understanding our rental policies will ensure you get the most out of your gulf coast vacation!
Age Requirement
Reservations must be made by someone twenty-five years or older. We do not allow anyone underage to rent our properties. Similarly, underage drinking is not allowed at any of our cottages. Parents must accompany their children under the age of twenty-five at all times. Failure to abide by these regulations will result in immediate eviction no refund of any of your monies paid.
Beach Access
Private beach access is available with wristband in Seaside, WaterColor, and Seacrest. Other beach communities offer deeded access or public beach access. Be sure to ask one of our guest services managers about your specific beach requirements for your stay.
Beach Rules
Please make every effort to keep our beaches beautiful. Remove all tents, chairs, and toys from the beach each day. Observe the warning flags posted at every public access for your safety. No glass, bonfires, or vehicles on the beach. It is also unlawful to pick the sea oats and a Walton County Permit is required for pets on the beach.
Golf Carts
Golf carts are not allowed in Seaside or Rosemary Beach unless handicap circumstances exist – permits are available at the various town council offices, valid license required and handicapped person must be in cart when operating. Golf Carts are allowed in other communities like WaterColor, Seagrove, Seacrest and Inlet Beach and some of our properties do come with golf carts provided. You must be 21 years old to operate the golf carts with valid driver’s license and a limited liability waiver must be signed prior to receiving the keys to the golf cart. Additional fees may apply. Inquire with our guest services team about your specific rental. Please do not block the property driveways and no parking on roads, sidewalk paths, and private property. This is enforced by ticket or towing vehicle.
Cancellation
Should you have to cancel your trip and you are 60 days or more away from your arrival date, you will receive a full refund for all money paid, less $100 processing fee. Your final payment is due 60 days prior to your arrival and is non-refundable. In the event of a mandatory evacuation, you will receive a refund for the mandatory evacuation days only.
Check-In, Check-Out Time
Check-In is 4:00 P.M. or later. Check-Out time is promptly 10:00 A.M. To avoid an extra cleaning charge; please load the dishwasher, take out the trash, and leave the property in a neat and orderly condition.
Housekeeping Fee
A housekeeping fee is included in your rental rate.
Method of Payment
When making reservations sixty (60) days or more in advance, method of payment is by check or credit card (MasterCard or Visa) for 1/2 of the rental rate. If you decide to pay by check, $100 charge will be held on your credit card until your check arrives in order to hold your reservation. Your final payment is due sixty (60) days prior to arrival. We will send a reminder regarding your method of payment. Accepted forms of payment are in U.S. funds only.
Noise Ordinance
Please respect Walton County’s quiet hours each evening. Minors must be accompanied after 10pm. This is subject to change during Spring Break weeks. Please contact our guest services team for information regarding your particular beach town.
Owner’s Closet
Most properties have interior locked closets that are off limits to guests. Violation of this policy will result in additional charges under the Property Damage agreement.
Pet Friendly Property
Sandpiper Vacation Rentals has an inventory of pet friendly properties. Dogs (twenty-five pounds or less) are allowed at designated pet friendly properties only for a fee of $150 per pet. While outside, pets must be on a leash at all times. A person with a pet must collect and properly dispose of all fecal matter. Any reservation made under false pretenses will be subject to forfeiture of any/all payments of rent and deposits, and the party will not be permitted to check in. If the party has already checked in, they will be evicted and subject to additional cleaning expenses.
Pool Policies
There are pools located throughout the various beach town communities. Seaside, WaterColor, and Seacrest beaches require pool passes and bands to enter. Please contact your guest services manager for more details on your particular rental as additional fees may apply. As the renter, you accept the risk of the pool and specifically agree that no minor will swim in the pool unaccompanied by an adult.
Property Damage
In order to provide our guests with the best vacation possible, we ask that all damages to the property upon arrival are reported to Sandpiper Vacation Rentals. Any damages incurred during your stay at one of our cottages will be billed to the credit card on file after our maintenance/cleaning crews inspect the property upon your departure.
Taxes
Florida sales tax is seven percent (7%). Walton & Okaloosa county occupancy tax is 5%, for a total tax of 12% (subject to change by state or local government) which is added to all rentals of 180 days or less. Guests are responsible for paying all applicable taxes in full prior to checking in. Taxes will be disbursed to the governing authority upon check-out and are subject to change without notice.
Privacy Policy
This privacy policy sets out how Sandpiper Vacation Rentals uses and protects any information that you give Sandpiper Vacation Rentals when you use this website. Sandpiper Vacation Rentals is committed to ensuring that your privacy is protected. Should we ask you to provide certain information by which you can be identified when using this website, then you can be assured that it will only be used in accordance with this privacy statement.

Sandpiper Vacation Rentals does not utilize Craigslist for marketing purposes. Any indication that a property managed by Sandpiper Vacation Rentals is on Craiglist is invalid and, as such, any rental secured using a fraudulent Craigslist listing will be deemed invalid.
